We manage condos, townhomes, and single-family homes that are approved for short-term rentals. Our focus is on well-maintained properties that align with local regulations and HOA guidelines.

How do I get started with Evergreen Stays?

The process begins with an introductory conversation to confirm fit, followed by a property walkthrough, signed management agreement, and completion of our owner onboarding checklist. Once onboarding is complete, we prepare the listing and launch your property.

How long does onboarding take?

Onboarding typically takes 1–3 weeks depending on licensing status, photography scheduling, and owner responsiveness.

How do you set nightly rates?

We use a dynamic pricing strategy based on seasonality, local demand, events, and comparable properties. Park City’s ski season, summer travel, and shoulder seasons are all factored into pricing decisions.

Can I approve pricing?

Yes. Owners are welcome to review and approve the initial pricing strategy. Ongoing adjustments are handled by Evergreen Stays unless otherwise requested.

Are there minimum stay requirements?

Minimum stays vary by season and local regulations. These are set to balance revenue optimization with property wear and tear.

How do I get paid?

Rental income is paid out according to platform or Guesty configurations. Management fees and approved expenses are automatically deducted with full transparency.

What fees do you charge?

Are cleaning and maintenance included?

Cleaning fees are paid by guests. Maintenance costs are owner responsibility and handled according to pre-approved thresholds.

Who communicates with guests?

Evergreen Stays handles all guest communication before, during, and after each stay. Owners are not expected to interact with guests.

What if a guest breaks house rules?

We actively enforce house rules, including no parties, quiet hours, and occupancy limits. Violations are addressed immediately and documented.

Do you screen guests?

Yes. We use platform tools, booking requirements, and local policies to reduce risk and ensure responsible stays.

How do you protect my home?

We coordinate professional cleaning, conduct routine inspections, respond quickly to issues, and enforce strict house rules. Emergency situations are handled immediately to prevent further damage.

How are maintenance issues handled?

Minor issues are handled proactively. For expenses above the agreed approval threshold, we contact the owner before proceeding.

Can I use my own vendors?

Yes. Owners may provide preferred vendors, subject to availability and response time requirements.

Can I block dates for personal use?

Absolutely. Owners may block personal stays at any time with reasonable notice to avoid existing reservations.

Can I remove my property from the program?

Yes. Termination terms are outlined in the management agreement and vary based on notice requirements.

Do you handle licensing and permits?

Owners are responsible for obtaining and maintaining required licenses. Evergreen Stays assists with guidance and compliance reminders.

What about local regulations and HOA rules?

We operate within all city, county, and HOA regulations and ensure guests are informed of applicable rules.

How often will I hear from you?

We communicate proactively as needed and provide regular performance updates. Owners may request additional reporting at any time.

Will I have access to booking data?

Yes. Owners can view performance, reservations, and financials through reporting tools and statements.
